Planning application submitted and validated
Pocket Living recently submitted its planning application for new development at Leigham Court Road. This follows a public consultation process, which included two drop-in exhibitions and direct engagement with surrounding residents and businesses.
The development will transform currently underused brownfield land into three residential buildings, delivering a mix of homes with 50% designated as affordable. This includes 15 social rent homes for Lambeth Council and 31 homes at discounted market rents, helping to meet the borough’s pressing housing needs.

Our proposals

Our proposals aim to provide high-quality new homes, of which 50% will be affordable, in new buildings set within a series of green spaces and a new community facility fronting Leigham Court Road.

Nearly 50% of the homes (by unit) in this development will be affordable.

15 Social rent homes to be provided.

Circa £2 million in S106 and CIL payments to be spent on local initiatives.

A target to deliver EPC B-rated homes through energy-efficient, sustainable design. On site urban greening and active travel will be key priorities.

Provide community space, anticipated to be a nursery.

Retain the Locally listed building (49B) (earmarked to be demolished under previous scheme).

Bring a brownfield site into productive use, creating jobs and social value. Our diverse team will work with Lambeth Council to reflect the area’s cultural diversity.

Overview
Pocket Living had previously brought forward proposals for new homes at Leigham Court Road back in 2021. Though the application was approved in 2023, the plans became unviable and alternative options have been explored.
We have entered a partnership with Lambeth Council to expand the site to now include the Leigham Court Road car park site and former South London Synagogue. We are now ready to share our new proposals for the expanded site.
The proposals will deliver a mix of social rent homes for Lambeth Council, plus well-designed ‘Pocket Sharer’ homes for rent and Discount Market Rent homes – offered at least 20% below market rent for people who live and work in the borough. The proposals will also include a community/ commercial space
All affordable housing will be delivered on site on currently underused brownfield land to help address local housing needs.
Public exhibitions were held on Wednesday 2nd July and Tuesday 8th July and boards are available to download below.

The Site

The site is located at 35-37 Leigham Court Road and land to the rear of 39-49 Leigham Court Road. It comprises the underutilised and partially closed council car park, the vacant South London Synagogue and an abandoned bowling green.
The existing car park has been identified by Lambeth Council for redevelopment. It is underused and therefore provides an opportunity to transform a brownfield site into much needed homes for local people.

The site is excellently located on the edge of well-served Streatham High Road, close to Streathan Hill Station and numerous local bus stops and cycle routes to the surrounds.

Much-needed new homes for Lambeth
Since Pocket’s inception, we have delivered almost 1,700 homes across the capital, including 125 affordable homes across 3 schemes in Lambeth. Lambeth’s current housing waiting list is over 35,000 people – with 3,000 new applications per year. Our proposals seek to help address the housing crisis.
Almost 50% of the homes will be affordable; this includes new social rent (Council homes) and discount market rent homes.
The affordable homes will deliver 5% of Lambeth’s New Homes Programme 2030 target. Specifically, the proposals will provide 15 new Social Rent homes for Lambeth residents, potentially lifting 39 people out of temporary accommodation. Without these homes, Lambeth Council could face ongoing costs of £550,000 per year to house these families elsewhere.
The scheme will also provide Discount Market Rent homes, at a discount of at least 20% below market rents, to those who want to live in Streatham.

What are Pocket Sharer homes?
Alongside the Social Rent and Discount Market Rent homes will be new Pocket Sharer homes.
These will provide a new, market alternative for single person Londoners. En-suite bedrooms within homes are rented by the room, but tenants have shared access to their living, kitchen and dining room with their 2 or 3 housemates.
We have developed the product with feedback from renters.
Pocket Sharer homes are professionally managed and designed to bring together like-minded young professionals, helping to build a sense of community.
The homes will be high-quality and exceed policy standards for new 3 and 4-bed homes. Our design will deliver 30% more personal space than current sharing options in London.
According to our polling of 1,000+ young renters in London, 60% of renters believe existing sharer arrangements offer poor value for money.
The Pocket Sharer will provide a more affordable alternative to the existing open market rental options in Lambeth. More than 26,000 people in Lambeth could afford to live in a Pocket Sharer home – 2x as many as those who can access other rental models such as co-living.
